Premier Houseboats are pleased to present a fully restored and refurbished houseboat. Steel construction. The steel of the hull is just over 6mm thick and superstructure just over 3 mm thick. The interior has been treated with a rust preventative and insulated before being clad in tongue-and-groove and finally decorated to a high standard. The entire exterior of boat has been sandblasted, primed and painted in Jotuns Jotamastic epoxy paint, the paint was especially mixed for this vessel so it withstands both salt and fresh water ( enabling the new owners to moor anywhere ) and has a 20+ year guarantee (paint spec. can be seen ). Anodes has been fitted. In other words, whoever buys this boat will not have to do more than periodically wash-off for many years to come. The interior has had similar treatment, having been stripped back and primed to prevent rust and ''sweating'' / condensation. Inside there is a front room / conservatory (1.5m x 4m ) area with washing machine, currently used for storage and relaxing. The patio doors can be opened onto the river, ideal for fishing or just enjoying the view. There is a reception room ( 2m x 4m ) currently used as a study, which can also be used as a spare bedroom ( with sofa bed ). This room is fully carpeted and decorated to a high standard. A corridor leads from this room to the toilet. The toilet itself is fully flushing and the room complete with hand basin and space for mirrors and small vanity cabinet. Also off this corridor is a door that leads to a storage area and steps up to the old hatch to the flat roof. The hatch is currently sealed but could be reopened and used to acces the flat roof, where the curent owners used to sit and watch the river go by. The fully carpeted corridor leads to a large living area ( 6m x 4m ) with an electric fire under a mantle piece. Again, fully carpeted in a durable yet plush pile, and decorated to a high standard in coffee-and-cream with sage decor, this room comes furnished with cream leather sofa and ivory chest of drawers and wardrobe. This large open plan room houses the double bed at one end. The room is spacious and would divide into two rooms if so desired. There is a wall-mounted flat screen T.V and good views of the river. A door from the bedroom end of the boat leads onto a patio deck, which has been floord with treated decking, with a table and chairs and water butt for watering the flowers and vegetables growing in patio pots. A gate opens from the deck so you could acces a small boat for excursions. Returning to the lounge area, a second corridor leads to a galley kichen, complete with sink and drainage area, oven, fridge and freezer and a hob with extractor hood. The kitchenhas been tastefully decorated in French blue and white and has been tiled recently. There are six electrical sockets. There is a fire blanket and extinguisher. After the kitchen is another storage area with room for towels and linen. The recently installed gas boiler is housed here, which provides hot water for the toilet basin, kitchen and shower. At the end of this corridor is a changing area and tiled shower with recessed lights and extraction fan. This has also been tiled recently in cream and beige. The showee uses water stored in the boat's eight tanks, which are to be accessed via hatch into the hull. The boat has eight hatches in all, which have all been sand-blasted and painted with rust-preventative paint. These could provide extra storage. This boat has an interesting provenance : formerly owned and licensed by local brewery Shepherd Neame, she used to be the passenger ferry taking tourists up and down the Stour from Sandwich to Puck's Gutter. She then belonged to the harbour master who used her for river trips before she was partially converted to a houseboat but the vessel sadly fell into disrepair. The current owners have had her since 2006 and completed the conversion process and fully restored the exterior. The boat needs no work and all the paperwork including survey and paint spc. can be seen. The curent owners use water storage tanks but she could be converted to mains water with a little effort. She was re-wired in 2007 by qualified, registered electrician and uses main electricity. Calor gas fuels the boiler. There is no phone line because the current owners use mobile internet, for which there is good coverage.
