Premier Houseboats are pleased to present Marsden, a beautiful tug conversion on a stunning mooring, significantly reduced in price due to work that is needed on the hull.
Marsden offers incredible character and spacious living whilst offering incredible views. Internally, Marsden has been completely redecorated to a high standard, and manages to have a contemporary feel whilst retaining her character in some of the more traditional fit out materials. She offers spacious accommodation over three levels, and can be a charming family home.
She is well insulated, fully centrally heated and has a nice mixture of port holes and windows that offer good light and air. The lower level offers the most amazing lounge area, the beautiful log burner being a focal point to this fantastic living space. There is a laundry area aft with limited headroom.There are two smaller cabins that currently have single berths in , but could house doubles if needed. The main cabin has a double bed, dressing area, walk in wardrobe and an en-suite shower and toilet.
Stairs lead from the lounge to the deck level accommodation. This has a family bathroom with bath, toilet and hand basin.There is a kitchen area with plenty of work surface and storage, and an LPG oven. Forward from this is a nice sized dining area/office. Steps lead up to what used to be the wheelhouse, which is now a second lounge with amazing views and doors leading out to the upper deck.
Externally, there is good deck space on two levels, both offering stunning views of the river Medway, The residential mooring is in a small and friendly family run boatyard that has a mixture of leisure and residential boats.
The Marsden will need an alarm panel for the bilge pumps that are currently in place. There have been some concrete repairs to the bottom of the boat in recent years, and although they are currently doing their job, the Marsden will need to come out of the water in the near future to be checked and have any work done that is found to be needed. This can be expensive, and this is why the boat has been reduced significantly in price. Once done this will add value to the boat that will certainly cover the cost of the work. Because of this the sale of the boat is not subject to survey. You are encouraged to have a survey to truly assess the extent of the work needed, but as the Marsden has already dropped significantly in price to cover the cost of any work needed there will not be further reductions because of the work. Furthermore, should you wish to take over the mooring from the current owner of the boat you will need to discuss your plans for the maintenance of the hull with the owners of the boatyard.
